Vabeld continues its Lord Street strategy

Since 2013 Vabeld has acquired a continuous block of properties on Lord Street stretching from the Santander unit on the corner with South John Street up to and including the former BHS store.

Vabeld now acquired from M&G the adjacent property; an impressive grade II listed red brick building let to Warren James, SRK Shops and Rock, the rear area being vacant as it was part of the BHS store.

In addition, Vabeld signed a purchase option on the Burger King unit and the TUI travel unit next to it.

With Grosvenor owning the other side of the street, both owners are committed to actively seeking to improve this pitch in the years to come  The demise of the BHS, which was by far the largest tenant on this street, might just be the opportunity to do so.

Vabeld grows portfolio in Romania.

In addition to its previous investment in A1 business park on the western fringe of Bucharest, Vabeld acquired another 70 hectares of land for logistics and semi industrial use. The vast majority is a contiguous block located just 2 kilometres off the western part of the Bucharest ring road. Negotiations with some large anchor tenants are already underway.

In A1, the development of the 20,000 square meter warehouse named S1 is making good progress. A lease for over 10,000 square meters and an additional cross docking facility was signed with Delamode Logistics, as announced during a press event on October 11th in the Bucharest Marriott Hotel. Delivery is scheduled for March 2017. All other properties in the business park have now been delivered to the tenants and are income producing. Vabeld has more land in A1 for future construction.

Two new acquisitions in Belgium

The last few weeks Vabeld has successfully acquired two properties in cities where Vabeld  was actively looking for opportunities.

 

Antwerp: Vabeld acquired the property situated on the corner of the  De Keyserlei (43) and Breydelstraat (30)  in Antwerp. The building consists of a ground floor area of over 200 sqm. The property will, after obtaining the necessary permits, be redeveloped into a commercial ground floor with apartments above. Negotiations with a prospective tenant for the trading floor are in an advanced stage.

 

Bruges: Vabeld is the new owner of the property located in Bruges’ high street called Steenstraat number 14. The property has a surface area of 96 sqm on the ground floor and was until recently let to ‘Planet Yogurt “. The lease was terminated amicably and a new tenant, “La Maison du Savon de Marseille ‘, starts trading on July 15. This will be the fourth shop for this new tenant, with other stores located in Brussels and Liège.

 

On Bruges’ famous market square, the Post office has vacated the premises and the keys were delivered  to the new tenant, Sissy Boy, who has started fitting out this monumental building

‘ Green light ‘ for the redevelopment of the EuroShop site in Sint-Niklaas (Belgium).

Vabeld got the license for the redevelopment and expansion of the Euro Shop site Puitvoetstraat and Kapelstraat, facing Waasland Shopping in Sint-Niklaas (Belgium). The plan includes partial demolition and reconstruction of the existing buildings to a net sales surface of 7,600 m² combined with a new building for Albert Heijn (1,650 m²) and sitting tenant Brantano (750 m²).
